Pre-purchase Inspections

Pre-purchase inspections are based upon the Standards of Practice promulgated by the Texas Real Estate Commission. In this case Nspect of Central Texas, Inc. acts as the buyer’s representative. The purpose of the inspection is to identify and disclose major visually observable and operational deficiencies. The report will include pictures and descriptions of evident defects.

Pre-Listing Inspections

Pre-listing inspections are also based upon the Standards of Practice promulgated by the Texas Real Estate Commission. In this case Nspect of Central Texas, Inc. acts as the seller’s representative. The purpose of the inspection is to identify and disclose visually observable major deficiencies that the seller may wish to address before placing the home on the market. The report will include pictures and descriptions of evident defects.

Construction Phase Inspections

These inspections take place as the structure is being built. Inspections are made as the foundation, framing, rough plumbing and electrical, and finish stages are completed. Potential problem areas are identified so they may be corrected before commencement of the next phase.

Structural and mechanical inspection:

Houses with slab foundation: .18 cents per square foot with a minimum fee of $400. For houses over 15 years old, add $50. Call for a quote.

Houses with pier and beam foundation: ​additional $105 fee.
